STEP 1: WE PREPARE YOUR HOME FOR RENTAL
We aim to keep all of our processes as streamlined as possible so you can get on with your life and leave your vacation rental management to us! Here’s what we take care of together to get your home ready for becoming a vacation rental with Mike Z:
- Property walkthrough
- Explain our process and requirements
- Consult on pricing & terms
- Inspect property for minimum standards (See downloadable guide below for detailed list)
- Sign listing agreement
- Collect important information about you, your property, and community
- Collect keys & any applicable codes
- Schedule professional interior, exterior & drone photos
STEP 2: LET US LIST, MARKET, RENT & MANAGE!
By the time we get to Step 2, the hard part for you is over! Here is how we work to get your vacation home rented and managed:
- Acquire leasing packet from HOA and review for rental restrictions & policies if applicable
- Generate marketing materials for owner approval
- Syndicate to marketing channels and network of Agents
- Respond to inquiries, qualify guests & book reservations
- Execute reservation agreements & collect funds
- Coordinate HOA application & approval process
- Communicate with future guests & coordinate arrival
- Inspect property prior to guest arrival
- Handle repairs, maintenance and other guest inquiries
- Coordinate departure & inspect property after guest departure
- Coordinate cleaning
- Remit Tourist Tax payments to State & County
