FAQs for Guests

You can book a reservation directly through our website. Simply input your travel dates, select your desired property and follow the prompts to confirm your booking. Payment will be securely processed online.

Cancellations made within the cancellation period are eligible for a full refund. Cancellations made after that period may result in a partial refund or forfeiture, depending on the specific terms of your reservation. Please refer to your booking confirmation for the details.

  • Early check-ins or late check-outs must be approved in advance and for an additional fee.

Smoking is strictly prohibited inside all of our properties, including lanais, balconies, and other common areas. A cleaning fee will be charged for any violations.

Non shedding pets are allowed only in specific pet-friendly properties with prior approval. Please check the property listing or contact us to confirm whether pets are allowed.

The property will be professionally cleaned before your arrival. Guests are responsible for keeping the kitchen clean, including dishes, utensils, and grills. Failure to clean these items may result in an additional cleaning fee.

Upon arrival you will find starter kits in the kitchen and bathrooms intended to provide a few days worth of essentials, including Pump Hand Soap, 60ml Dish Soap, 1 Sponge, 2 Dishwasher Tablets, 2 Laundry Pods and 15 Cleaning Wipes in the kitchen and in each full bathroom 30ml Shampoo, 30ml Conditioner, 30ml Body Lotion and a body massage soap bar, plus garbage bags, toilet paper and paper towel.

Lost keys, passes, or pool openers will result in a replacement fee of $50 or more, depending on the cost of replacement.

Each property has a maximum occupancy, which is strictly enforced. Overcrowding may result in the termination of your reservation without a refund. Please refer to the property listing for occupancy limits.

Yes, the primary renter must be at least 25 years old. Guests under 18 must be supervised by an adult at all times during the stay.

Please contact us immediately if anything is damaged during your stay. You will be responsible for the cost of repair or replacement of damaged items, but we will work with you to resolve any issues promptly.

Check-in instructions and access information will be provided via email or text prior to your arrival. Most properties are equipped with a keyless entry system.

We highly recommend purchasing travel insurance to protect your trip in case of unforeseen events, including weather-related issues, medical emergencies, or other disruptions. Use this link for a free quote.


In case of a life-threatening emergency, please call 911. For property-related emergencies, such as plumbing issues or power outages, please contact our team at the emergency number provided in your welcome information.

We strive to keep things simple. We do not charge a commission. Instead we share a percentage of the NET Rental Income. Contact us for more details.

  • Entire Interior must be professionally cleaned prior to Guests' arrival
  • ALL TV’s working with basic cable
  • Leave ALL access items on the kitchen counter (mailbox & pool keys, garage openers, gate passes, etc.)
  • Working Wi-Fi with Network Name & Password given to Mike Z Rentals
  • All appliances clean and working with special instructions if applicable
  • Dispose of all perishable food items
  • ALL light bulbs working (please replace burnt-out lights)
  • Smoke detectors not beeping with depleted batteries
  • Outdoor living areas must be clean & set for use
  • If applicable, leave instructions for Specialty Blinds or Electric Storm Shutters
  • All beds must be made with clean sheets
  • All closets must be cleared and clean (optional; you may lock personal belongings in one closet of your choosing. At least one large closet must remain empty in the Master Bedroom)
  • Bathrooms clean with toilet paper and bath towels ready to use
  • Fresh filter on A/C & extras for changing
  • Instructions for operating pool equipment, if applicable
  • Basic cleaning supplies (glass cleaner, multi-surface cleaner, broom, mop, vacuum, laundry detergent, dish soap, etc.)
  • Make it easy for your guest to care for your property!

  • 2 sets of Bed Sheets & Pillow Cases for each bed
  • Iron & Ironing Board
  • Toilet Paper, Paper Towels, Kleenex
  • Sufficient Silverware and Plates
  • Coffee Maker/Keurig

You can help your property stand out by keeping a neutral decor, minimum personal photos or family items, and by keeping more than the minimum supplies required to make your guests more comfortable. If your property meets at least 5 of the items listed below, we can list your property as a “PREMIER” rental property, which helps it stand out from other rental homes in the area.

We utilize a wide variety of online resources to list your property such as Airbnb, VRBO, Booking.com, Marriott Homes & Villas, Mike Z Rentals site and others. 

We do. Your renters are left with directions to contact us with any issues, concerns or maintenance problems. If a problem arises that we cannot solve without incurring a cost, we will be in direct contact with you to discuss your options. We handle coordination with all service providers to resolve issues on your behalf.

Of course, our owner portal allows you to log in and see when your property is booked for rental and also allows you to block of dates you do not want your home rented using a simple calendar system.
