Mike Z Rentals Terms and Conditions
Welcome to Mike Z Rentals! By booking a reservation through our website, you agree to the following terms and conditions. Please read them carefully.
1. Reservation and Payment
- All reservations require a valid credit card at the time of booking. Payment will be processed in accordance with the terms outlined at the time of booking.
- Check-in time is 4:00 PM and check-out time is 10:00 AM. Early check-in and/or Late check-out is subject to availability and upon request, for a fee.
2. Cancellation Policy
- Cancellations must be made during the cancellation period of your booking to receive a refund.
- No refunds will be issued for early departures.
3. Occupancy Rules
- The maximum occupancy for each rental is strictly enforced. Overcrowding or exceeding the maximum number of guests allowed will result in the immediate termination of the reservation and eviction without refund.
- No part of the premises can be sublet or assigned without written permission from Mike Z Rentals.
4. No Smoking
- Smoking is strictly prohibited inside the property or any common area designated as non-smoking. A violation of this policy will result in a cleaning fee of $250.
5. No Parties or Events
- Parties and events are not allowed. Violation of this rule will result in immediate eviction without refund and an additional charge of $250.
6. Pets
- Pets are only allowed in designated pet-friendly properties with prior approval. The Guest is responsible for cleaning up after the pet and any damage caused. Additional fees may apply.
7. Minimum Age Requirement
- The primary renter must be at least 25 years old. Guests under 18 must be supervised by an adult at all times.
8. Housekeeping
- The property will be professionally cleaned before your arrival. Guests are responsible for maintaining the cleanliness of the kitchen, including dishes, utensils, and grills. Failure to clean these items may result in an additional cleaning fee.
9. Property Damage
- Guests are responsible for any damage caused during their stay. A charge will be made to the card on file for any broken or damaged items, including the cost of repair or replacement.
10. HOA Rules
- Guests staying in properties governed by Homeowners Associations (HOA) must comply with all HOA rules and regulations. If pre-approval by the HOA is required, failure to obtain it may result in cancellation without a refund.
11. Insurance Notification
- Guests are responsible for insuring their own personal belongings. Mike Z Rentals is not liable for any loss or damage to personal property during the stay.
12. Loss of Keys or Passes
- Guests will be charged $50 or the cost of replacement, whichever is greater, for any lost keys, passes, or pool openers.
13. Legal Compliance
- Guests must comply with all local, state, and federal laws during their stay. Any violation of these laws may result in immediate eviction and forfeiture of any deposits or payments made.
14. Liability
- Mike Z Rentals and its agents are not liable for any accidents, injuries, or illnesses that occur on the premises. Guests agree to hold Mike Z Rentals harmless for any claims arising from their stay. Mike Z Rentals is not liable for any inconvenience, damage, or personal injury resulting from hurricanes, tropical storms, or other weather-related incidents. Guests are encouraged to secure travel insurance for coverage in case of weather disruptions.
